- A new golf club with associated recreational and dining options
- An upgrade of the existing golf course
- A Seniors Living apartment complex
- Health and wellness amenities including a pool and gymnasium
A Site Compatibility Certificate (SCC) is required from the NSW Department of Planning before the projects gets underway. As part of the SCC application process, detailed consideration has been given to the impacts of increased traffic and site design on local residents.
Upon receipt of the SCC, a Development Application will be submitted to Willoughby Council. We expect this process will take 12-18 months.
SAVING CHATSWOOD GOLF CLUB
About five years ago, a group of members started to review Chatswood Golf Club’s business model and consider its future viability. With a shrinking membership and an ageing demographic, the outlook wasn’t good.
Golf industry consultants advised that the future of medium-sized clubs like Chatswood was challenging unless they find a new business model. The initiative for the proposed Chatswood Golf & Leisure Resort was guided by Past President and Project Chair, Alan Hall-Watson, and the Management Committee.
Alan and the team decided that shifting to a retirement village model would complement the surroundings and become a valuable asset within the local community.
They invited submissions from property and retirement living specialists, receiving an enthusiastic and positive response.
This is a once in a lifetime opportunity to reinvent Club activities. The new space will encourage families to come together for entertainment, exercise and shared experiences.
PARTNERING FOR THE FUTURE
Chatswood Golf Club is proud to partner with Watermark Retirement Living and ASX-listed Folkestone Ltd (FLK) to provide sporting and leisure facilities for the local community. A new Seniors Living apartment complex will blend into the landscape, giving people an opportunity to downsize in style among the beautiful surrounds of the Lane Cove River Valley.
When the Club called for project submissions, Watermark Retirement Living’s proposal fully aligned with its vision and interests. This magnificent precinct combines the interests of local residents with the future of the Club.
Watermark Retirement Living has been building visionary residential and community projects across New South Wales for the past 15 years.
Since opening in 2009, its Watermark Castle Cove Seniors Retirement Village has earned a reputation as one of the state’s best Seniors Living projects. It was awarded Best Seniors Facility in NSW by the Urban Development Institute of Australia (UDIA) in 2011.
Folkestone brings additional resources and sector expertise to the partnership with Watermark and the Chatswood Golf Club. Folkestone is an ASX listed real estate fund manager and developer with a strategy to become a leading owner and developer of high quality retirement communities in Australia.
The new complex at Chatswood Golf Club will be a showcase for suburban renewal that benefits the local and wider communities.
This project needs to align with and enhance the existing strengths of this important community space. BRINGING THE VISION TO LIFE
To create this new future for Chatswood Golf Club, Watermark Retirement Living has engaged the award-winning architects Marchese Partners. The proposed design will capture the best of this landscape, creating a residential and lifestyle facility in keeping with the character of the Club and its environment.
A stroll along the pathways of the complex will reveal beautiful views of the golf course while allowing easy access to the residential, club and village areas. Pavilions will feature in the design, with the Club as a focal point. A separate function centre will complement the Club and residential areas.
Newly landscaped green spaces will provide a buffer for neighbouring residents. All of the village buildings and apartments will have a golf course aspect, designed to enhance the views from neighbouring properties.
Secure parking will be provided for residents, separate from the golfing and function spaces. The overall design of the complex will place a high priority on social engagement and the wellbeing of the local community.
The proposed design will be sympathetic to the adjoining residential homes and the natural setting. The concept has been crafted and sleeved so that building scale and form fit seamlessly within the green landscape of the existing landform and surrounding golf course.

For more than 75 years, Chatswood Golf Club has been an attractive destination for local and visiting golfers. It’s become an integral part of the local community, offering great facilities in a scenic river valley within easy reach of central Sydney.
This new project clearly shows how the Club intends to secure the future of its membership, while using its beautiful green spaces to create the ultimate in community and retirement living. It will become a great example of how suburban golf courses can continue to deliver a great golfing experience while creating a state of the art health facility for the wider community.
The Club is open to visitors for public tee times, as well as for practice and junior golf coaching clinics. The development will deliver state of the art facilities as part of the Watermark Retirement Living complex.
A new clubhouse will attract the next generation of golfers to the Club, while bringing together the wider community. Golfers of all ages can take advantage of the medical and wellness services offered to retirement residents for their own health and fitness. It’s a wonderful opportunity to grow community spirit around a sporting activity and build a facility for wider benefit.

Dr Christopher Watt brings more than 35 years of healthcare industry experience to the team at Watermark and understands the needs of local communities. His experience as the founding principal of a northern suburbs dental practice has given him deep insight into the needs of people of all ages. He’s been a key driver of the wellness and lifestyle approach, with integrated services to support retired residents and a new generation of younger visitors to the Chatswood development.
Enzo Marchione has successfully created and delivered quality property and residential projects across Sydney for more than 25 years. He’s received awards from the Royal Australian Institute of Architects (RAIA) for Multiple Housing in New South Wales.
Tony Olding has worked alongside his fellow directors on Seniors Living projects for more than 15 years. With a Bachelor of Building from the University of NSW, Tony is a member of the Australian Institute of Building and has also been recognised by the RAIA for his work on Multiple Housing in New South Wales.
Stuart Nicolson leads Folkestone’s seniors living projects and has 10 years’ experience in the space. Stuart is a director of the Retirement Living Council and Retirement Villages Association.
ASX-listed Folkestone Ltd (FLK) is a joint venture partner with Watermark for this project.
